Every room photographed at completion. You see what your next guest will see — before they arrive. Catches the missed phone charger, the forgotten dish in the sink, the towel out of place.

Damage flagging

Stain on the rug, broken glass, cigarette burn on the deck — we document with photos & timestamp so you have evidence for an Airbnb claim within the resolution window.

Tight-window scheduling

Check-out 11am, check-in 4pm, 90 minutes of work + buffer. We're built for the tight gap. If the prior guest extends late, we know how to compress without cutting corners.

Strip & reset

Beds stripped, towels gathered, trash collected, dishes cleared. Linens off-site or to laundry depending on setup.

Deep clean

Full kitchen + bathroom service, sanitize all touchpoints (remotes, switches, handles, faucets), vacuum, mop.

Restock & remake

Supplies back to your master list. Beds remade. Towels folded to the standard you set. Welcome card placed.

Photo confirm & lock up

Photos of every room sent to you. Doors locked, lights set per your preference, ready for next guest.

What It Costs

Flat-rate per turnover, plus restocking at cost.

Studio & 1-bedroom turnovers: typically $75–$120 per turnover.

2-bedroom: $110–$160. 3-bedroom: $150–$220. 4-bedroom: $200–$300.

Restocking supplies are billed at our cost (no markup) plus a small handling fee. Most properties run $8–$25 per turnover in supplies.

Linen service: if you don't want to handle laundry yourself, we can coordinate a linen-rental service or pickup/dropoff at a local laundromat. Add-on, varies by volume.

High-frequency hosts get pricing breaks. 10+ turnovers/month gets meaningful per-turnover discount. Talk to us.

We can monitor your iCal feed (from Airbnb, Vrbo, etc.) and auto-schedule turnovers when bookings end. Or you send us a weekly schedule. Or we connect via Properly / TurnoverBnB / Hostfully — whichever you already use. We're flexible.

For high-frequency listings, yes — same lead cleaner member. Continuity matters because they learn the quirks of your specific property (the trash bag size that fits your bin, the coffee filter brand you stock, the off-color light bulb you forgot to replace).

We compress: skip the polish steps and focus on the must-haves. Photo-document anything we couldn't get to. You and your incoming guest are informed if anything's not 100%. Better to set expectations than show up to a half-clean place.

We document with timestamped photos & written notes the moment we find damage. You file the claim — but we provide the evidence package within hours, not days. Airbnb's resolution window is short; speed matters.

Yes — network cleaners work with Schlage, August, Yale, RemoteLock, and most others. Tell us your access method when you submit a quote request. Network rules require cleaners not share codes outside their assigned crew and audit access.

Network cleaners coordinate with a hot-tub maintenance company for chemistry & jet cleaning — most of our high-volume hosts use this. Pools we sweep/vacuum surface; bigger maintenance is subcontracted. Sauna interior cleaning is included.
